REAL ESTATE SALES SPECIALIST
$3M - $10M guaranteed in listings per year, depending on production.
RESPONSIBILITES:
- Serve as Listing & Buyer’s Agent for Monarch Vision Holdings real estate investment properties and buyer leads
- Provide high-level fiduciary advice on pricing & offer strategies for both Buyers & Sellers
- Responsible for ensuring that all properties are properly and accurately listed on MLS, Realtor.com, DFW Realty Company, Call Capture System, and all other marketing web-sites
- Work with Real Estate Marketing Specialist to effectively stage homes for sale
- Works with Property Manager to ensure necessary repairs, improvements, and cleaning are performed on each property
- Report weekly sales activity, progress of contracts, weekly revenue projection & closing reports
- Host a minimum of one 2-hour open house each week
- Ensure fiduciary service of the Real Estate transaction from initial contact through the closing.
- Establishing standards and implementing feedback systems through CSS
- Responsible for the processing of all contracts through closing
- Ensure that all post-closing disbursements, filing and procedures take place
- Communicates with customers, clients, other agents and service providers through the closing process
- Develop expert knowledge of local real estate market conditions and pricing trends
- Provide effective negotiations for all real estate transactions
- Data base management, making sure everything is up to date daily
- Maintain ethical standards
- Other duties assigned by Real Estate Manager
KNOWLEDGE & SKILLS REQUIRED:
- Minimum of 2 years real estate sales experience (must be a licensed realtor)
- Must have over 18 transactions and be able to prove in a past sales year.
- Proficient knowledge of the mortgage industry is a plus
- Excellent sales and negotiation skills
- Ability to work successfully within a team, participate in group meetings and ability to successfully collaborate with other team members
- Ability to consistently review sales performance and provide feedback via reporting
- Ability to organize and manage workflow using internal systems and reporting tools
- Ability to identify challenges and make recommendations and decisions on solutions
- Flexible and easily adaptable to changing work demands
- Maintains high standards and integrity
- Must be proficient in all computer applications required to perform job (Microsoft Office)
- Strong working knowledge and experience with marketing tools such as Realtor.com, MLS, & CSS
- Work requires willingness to work a flexible schedule
- A “people person” with strong communication skills
- Positive, enthusiastic, “EXPECT to WIN” attitude is an absolute MUST!
COMPENSATION & BENEFITS:
- Guaranteed $3,000,000 in listings the first 6-months & 15-30 buyer leads per month
- Potential income $75,000 - $150,000 plus
- Flexible commission structures where you can make up to 90%
- Strong incentives for quick sales, generating additional listings, and bringing in buyers for listed properties
