How do I begin the process of buying a home?

SELLING MY HOME
From the outside in: Curb appeal can set the tone for your entire house. Keep your lawn well manicured, pick up fallen branches and leaves, trim any shrubs, and keep the walkway clear of any clutter.
A fresh coat of paint: Nothing can liven up a room as easily and cheaply as a fresh coat of paint. Be sure to use neutral tones such as white or beige that will appeal to everyone as opposed to bright colors that potential buyers might not be able to see past.
Let your light shine: Open up your blinds, drapes and curtains to use natural light to brighten up your house. But be sure to clean all those windows inside and out. Also utilize accent lighting such as lamps to brighten areas of the house. You want your home to feel warm and inviting, not cold and dark.
Fix-its and Touch-ups: Loose door knobs, damaged screens, burnt out light bulbs, squeaky doors or windows, rusty hinges, and pet stains all lower the impression your house gives and are typically a quick and easy fix. Potential buyers will go through every inch of the property taking notes, so do not give them any reason to walk away.
Clean up that clutter: Be sure to put away all kids toys, pet toys, games, sports equipment, laptops – anything unnecessary that is out should be put away. You want potential buyers to view each room with optimism and be able to envision their own furniture in the space, not be distracted or limited by what you currently have in the room.
Utilize your storage: Now that you have removed the clutter from around your house, show potential buyers the power of your available storage to keep it that way. Make sure all your closets are organized, arrange your garage with neatly stored bins or shelving, organize your kitchen pantry and cabinets, arrange bookcases with books and family pictures and small plants - potential buyers WILL look in the spaces so plan ahead.
Kids and pets: You want your home to give off the best impression possible and while we all love our kids and pets, they can sometimes be a distraction. Have your spouse, friend, or sitter take your little ones out for ice cream or a walk while you are showing your home. This way your potential buyer stay focused on the house and you can give them the attention they want.
